Property Description
Classicist villa project on Svábhegy

A conservative bourgeois lifestyle meets modern architecture in a villa for sale on one of the most beautiful slopes of Mount Svab (Sváb-hegy), where the new owner will be able to revive the classicist treasure of Diana Street, designed by the world-renowned Lisbon architects Aires Mateus.
Most villas like this one have either been destroyed over time or have been left standing, stripped of their original value by the mutilation, conversion and dismemberment of the building and its land.
The present property is situated on a plot of nearly 3,000 square metres, which is exceptional in itself in the most valuable part of Budapest. The plot has a considerable independent value itself. The building is considered as one of the most beautiful buildings of Classicism and of József Hild - Hungary's most famous Classicist architect. It is very rare that properties of such historical importance can be purchased and used for private purposes.

Villa history
The villa was built between 1845 and 1847 to the design of József Hild for the Karczag family, a merchant family from Pest. This was the beginning of the villa's bustling bourgeois golden age, when the owners could drive up from Pest in their horse-drawn carriages on weekends to have fun, play cards and relax over the stunning views of the property. The property was owned by the Herz family (The famous salami producer family) for several generations in the 1870s. After World War II, the building was nationalised and was owned by the state until 2004. Since then the property has been privately owned.

Location
Located opposite the Parliament, the villa is just a few minutes' walk from the Svábhegy stop of the cogwheel railway, from where you can also see the Gödöllő Hills to the east in clear weather, and the Danube to the south along the Csepel Island.

Main project details
The new plans are to extend the intact historic building below ground in a contemporary style. The monolithic contemporary block, designed for the street frontage, will be clad in limestone for the local climate, instead of the architect's trademark white render. The current building will serve representative purposes, including an over-lit salon and dining area. The rooms of the extension below ground level will be attached to the library corridor, with access to natural light through sunken courtyards with runner plants. The only above-grade element of the extension will be a street-front outbuilding that can serve the family's communal functions, even as a more intimate living room as opposed to a representative salon. The courtyard will convey the aesthetics and beauty of an aristocratic English garden, in keeping with the elegant atmosphere of the villa.

About the designer
The Portuguese firm was founded by brothers Manuel and Francisco Aires Mateus in 1988. They are an undisputedly unique pair of contemporary architects who began their career in the 1990s with a series of small and large projects, but the real turning point came with a private house designed from ruins in Alenquer, near Lisbon. The firm has become world famous for its sculptural forms inspired by the Estilo Chão style, a traditional Portuguese architecture that is unadorned and noble in proportion, and for well-known projects such as the Alcácer do Salba retirement home. However, they are also well known for their important monumental restorations and further constructions, such as the 1728 apartments of Santa Clara in Lisbon, the Rector's building of the Universidade Nova in Lisbon, and the Trinitarian convent in Coimbria.
